All inspections are conducted by US Licensed and Certified Home Inspectors and in accordance with the International Association of Certified Home Inspectors (InterNACHI) Standards of Practice, and Code of Ethics. 

Inspection Services:

1. Single, multifamily home and commercial inspections of electric, plumbing, heating and cooling, floors, walls, ceilings, roof surfaces, gutters, flashing, insulation, ventilation of substructure and attics, chimneys, fireplaces, substructures including basement, crawl spaces and slabs, garages, freestanding wood and coal burning stoves, garages, and more.
2. Water quality in wells and public water supply, including fluoride, nitrate, nitrite, total coliform bacteria, E. coli bacteria, sodium, hardness, pH, iron, manganese, Radon, lead, copper, arsenic, volatile organic compounds, herbicides, pesticides, and more.   Water tests are taken on site in antiseptic containers and testing is done in labs in the United States
3. Water pressure and flow is tested to ensure sufficiency for property location. 
4. Environmental hazards identified through various testing and inspections of septic systems, and biohazardous materials.  
5. We use thermal imaging to "xray" the building thus allowing to see inside the structure.  Without it one can only guess that all is okay behind walls, under roofs.  A scan can determine whether there is mold, moisture, and electrical issues. It can also show the extent of energy efficiency. 
6. Measurement of Radon gas levels in static and continuous basis. 
7. Identification of conditions conducive to pest infestation, damage and histories. 
8. Certified mold inspections, including limited sampling, screens, surveys, clearance testing and post-cleaning testing, conducted under Standards of Practice for mold assessments and sampling set forth by the Environmental Solutions Association, New York City Department of Health, and the U.S. Environmental Protection Agency. 
9. Soil testing and research to determine if conditions exist that support the type of foundation and structure erected.
10. With the fast pace of building the Costa Rican government is way behind in issuing building permits.  Some builders have begun construction without permits hoping to get them before completing construction.  We insure that all required permits are in place.
11. We research and investigate the building contractor to ensure that  they and their subcontractors are reputable and practice sound building practices, and deliver on promises.
